Most people arriving in Bangkok for the first time face the same situation:
they don’t know which neighbourhoods are safe, which are convenient, which landlords are reliable —
or how to handle the paperwork once they find somewhere.
On top of that, foreign tenants in Thailand are subject to TM30 registration —
a legal requirement where your landlord must register your address with Immigration within 24 hours of you moving in.
Most landlords don’t know this. Many don’t comply. GEOS and our partner agent make sure it gets done.

Tell us what you need
We ask you the key questions — your budget, preferred move-in date, how many rooms you need, and any specific requirements. We take note of everything so nothing gets lost in translation.
Within a few days
We brief the agent — 10+ options matched to you
We share your full requirements with our partner agent at RE Property. They source at least 10 condominiums near BTS or MRT stations, within your budget, focusing on newer buildings — approximately 10 years old or less.
You choose
Review your options via LINE — pick your top two
We create a LINE group with you, our staff, and the agent. All the options — photos, prices, locations — are shared in one place. You pick your two favourites and let us know.

The agent contacts owners and arranges viewing times
Our agent reaches out to the condo owners or managers on your behalf and schedules a convenient day and time to view. You don’t have to chase anyone or negotiate anything at this stage.

GEOS staff accompany you to the viewing — and negotiate
On viewing day, a GEOS staff member comes with you and the agent. We make sure your needs are clearly communicated, and we do our best to secure you the best possible deal on your rent.

Common questions
Before you sign up
Do I need to be a GEOS student to use this support?
Yes. Real estate support is available exclusively for current GEOS students and people in the process of enrolling at GEOS. It’s part of how we support students beyond the classroom.
What does the real estate support cover?
We handle everything from start to finish — gathering your requirements, briefing our partner agent, sharing a curated list of at least 10 condo options via LINE, coordinating viewings, and having a GEOS staff member accompany you to negotiate on your behalf.
How long does the process take from start to move-in?
This depends on your move-in date and how quickly you decide on a property. Typically, the agent provides options within a few days of your briefing. If you find a condo you like on the first viewing, you could be moved in within 1–2 weeks. Tell us your preferred move-in date upfront so we can plan accordingly.
What if I don't like any of the condos on the first viewing?
No problem. If the first viewing doesn’t result in a match, the agent can arrange further viewings. Your two top picks are viewed on the first day — if you need to see more after that, the agent works with you to find additional options.
Do you help with TM30 registration?
TM30 registration is a legal requirement for foreign tenants in Thailand — your landlord must register your address with Immigration within 24 hours of you moving in. Our agent and GEOS staff are aware of this requirement and will ensure it is communicated to your landlord as part of the process.
Do you help with condo purchases?
No. Our support covers rental condominiums only. Since ED visas are temporary, our focus is on finding the right rental — not a purchase. All properties we source are for rent.
